Client: East Port Vets
Industry: Veterinary and medical facilities
Application: Subfloor humidity and groundwater control
Solution: 3 x purpose-built subfloor dehumidifiers, custom groundwater management system
Location: Port Macquarie, New South Wales
Status: Resolved, under ongoing monitoring
East Port Vets is a veterinary practice in Port Macquarie operating a modern clinical environment for animals, staff and sensitive equipment.
Moisture Cure has worked with the clinic across several years, and this project is the one that found the root cause.
Results at a Glance
- 2 metre deep groundwater interception trench
- 3 subfloor dehumidifiers in the immediate phase
- Root cause identified as groundwater, not condensation
- Has not returned since remediation
The Challenge
Despite existing humidity control, the subfloor began showing persistent moisture buildup.
The clinic was treating the symptom while something underneath kept feeding it.
The consequences were compounding:
- Deteriorating moisture levels threatening structural integrity
- Flooring damage requiring full replacement
- Air quality concerns in a clinical environment housing animals
Investigation identified the actual cause as groundwater seeping in from below, not condensation forming from above. That distinction changed the entire solution.
Our Solution
The work ran in two phases, because the immediate damage and the underlying cause needed different responses.
Phase 1, immediate intervention:
- Three purpose-built subfloor dehumidifiers installed to bring ambient moisture down and stop further damage
Phase 2, permanent remediation:
- A full site inspection coordinated with plumbing and drainage trades
- A two metre deep trench cut to intercept the groundwater path
- A groundwater collection well installed at the low point
- A lift pump system diverting collected water into stormwater drainage
Dehumidification alone would have run permanently against an unlimited water source. Removing the water and controlling the residual humidity is what made the fix durable.
Results and Impact
Reported outcomes:
- Excess moisture eliminated, and it has not returned
- New flooring protected and building integrity preserved
- Healthier indoor air quality for animals, staff and clients
- Ongoing system monitoring in place
“This solved a multitude of problems with the building.”

Diagnosis Before Equipment
A dehumidifier fighting active water ingress will run continuously and still lose.
This project is the argument for diagnosing first:
- Condensation, rising damp and groundwater ingress present similarly but need different remedies
- Equipment sized against the wrong cause runs hard, costs more and underdelivers
- Coordinating trades early is cheaper than replacing a floor twice
Air Quality in a Clinical Environment
A veterinary clinic holds animals with compromised immune systems in an enclosed space for extended periods.
That raises the standard beyond ordinary commercial comfort:
- Airborne mould spores present a direct risk to recovering and immunosuppressed patients
- Surgical and diagnostic equipment is sensitive to sustained high humidity
- Odour is a client-facing problem in a business built on trust in cleanliness
- Staff spend full shifts in the affected spaces rather than passing through them
Related Solutions
- medical laboratory climate control. Clinical environments hold tighter air quality requirements than general commercial space.
- hospital humidity regulation. The same infection control and equipment protection logic applies in veterinary settings.
